Advice For First Time Buyers

Buying your first home in Burnaby, British Columbia is a wonderful and challenging experience. Finding the first home you are going to settle down in will be one that you will remember for a lifetime. But, more importantly, whether you are buying a great home in Burnaby or King West Village condos, buying a home is a lot more difficult that you think and there are numerous factors to consider.

The first thing you need to do is determine exactly where you want to live and what type of home you want. Knowing whether you want to purchase a home in Brampton, townhouses in Toronto, or a Burnaby condo is going to make your search a lot more efficient. Be sure to do research on the neighborhoods in the areas you wish to live and figure out if they are close to schools, transit or work. The next thing you should do is have a meeting with your mortgage broker and figure out exactly how much you can spend. Once you have a figure determined, be sure to underestimate your expenses because closing costs and renovations can really add up. Generally, it's good to leave approximately fifty thousand dollars for any additional costs.

The next important step to take is to find a Burnaby or Etobicoke real estate agent that is right for you. Having a real estate agent that thoroughly understands your needs and is willing to work hard for you will make the process that much easier. This will also come in handy when you are dealing with closing costs with a home owners or a Burnaby or Oshawa Realtor.

Once you have a real estate agent in place and have determined exactly where you want to live, it's time to start looking. Some good advice to consider is to look at several different houses before you make a decision. Far too often first time buyers purchase the first Toronto lofts or Burnaby home they see because at first glance it seems perfect. But there are many things you need to consider and having the opportunity to look at different homes will make what you want in a home be that much clearer. Be sure to look at all areas of the home and examine all moldings, paint jobs, plumbing, and so on. A lot of problems with homes are not on the surface, so make sure you ask lots of questions and get as much information on the home as possible. It's also a good idea to take a lot of photos, if allowed, when you are viewing a home so that you have something to reference when you are making your decision.
